Overview
This project provided re-commissioning services of the Central Plant, Terminal B/C, and Thermal Storage and distribution systems. The re-commissioning effort included investigating, analyzing, and optimizing the performance of the building systems through the identification and implementation of low/no cost optimization opportunities and planning for the capital intensive Facility Improvement Measures (FIMs) to ensure their continued performance.
An intense effort was made by RMF’s in-house staff for hands-on HVAC TAB Validation to validate the air and hydronic flows of the main HVAC systems. This included exhaust systems, chillers, pumps, air handler coils, circuit setters, valves and cooling towers. RMF executed the Measurement and Verification (M&V) plan during the Implementation Phase to evaluate project success and interim energy savings as a result of the project.
Engineering Highlights
This project encompasses over 2 million square feet of terminal space and utility systems. RMF’s scope of re-commissioning operational optimization included:
- HVAC systems including air terminal unit systems, VAVs, AHUs and all associated equipment
- Variable frequency drives and motors for building heating and cooling water
- Exhaust air systems and building pressurization controls
- Building automation systems, including controlled devices, sensors, control loops, logic and graphical user interface
- Building lighting and building lighting control systems
- 200 million BTU/HR high temperature (350°F) hot water plant
- 5,750 ton chilled water system
